Rental property pushes an owner's liability past what underlying policies are written to carry. An umbrella sits above the landlord and personal policies and adds limits in $1M increments. Carriers set minimum underlying limits before an umbrella will attach. For owners holding more than one building, this is usually the most consequential line in the program.

Buildings above ten units generally move to a commercial form. We place these when a portfolio outgrows what a dwelling fire policy is built to cover, and coordinate the umbrella above it.

What we don't write

Sending an owner elsewhere when the risk isn't ours to place is part of the job.
