Real Umbrella places insurance for California rental property. Coverage is placed by Nicholas Papiri, a licensed California insurance producer (#4490105). We work one segment: rental buildings with two to ten units, held as investments and occupied by tenants.
Why the segment is narrow
A four-unit building sits between two markets. Homeowners products are built for owner-occupied houses. Commercial programs are built for portfolios with dozens of buildings. Owners in between get handed whichever is closer and absorb the difference.
We work only in that gap. Dwelling coverage sized to the building, liability set against how a rental is actually used, and umbrella limits layered above when the exposure calls for it.
The founder
Real Umbrella was founded by Nicholas Papiri, a licensed California producer. He owns a fourplex.
Buying it took three weeks of calls, two declinations, and a policy that priced the liability as though nobody lived in the building. The agency exists because that should take an afternoon.
How we work
We are independent. We do not issue policies. We place them with carriers writing in California, and we say plainly when one does not fit.
The producer who quotes your building is the producer who answers the phone about it later.
